Staging Tips

New construction is such a viable option for families looking for a new home. Older homes have a harder time selling, especially if they are in a less-than-desirable location. Find out ways to make your property more appealing to the masses.

Keep the space open and neutral. Excess furniture and accessories tend to repel buyers. Place excess furniture and accessories in storage. Place these extra items out of sight, not in the garage or extra storage space that is on the property. Potential buyers want to envision the space with their belongings. Make the space a blank canvas that is not completely devoid of interior furnishings. Minimal furnishings and accessories, allow the space to show off it’s potential.

Disconnect yourself from the space. The ultimate goal is to appeal to the masses so that you can sell your home fast and for the highest price! If you can, move out of the home. This will ensure that the home will stay tidy and looking it’s best. If you must continue to reside there as you are showing the home; make sure you keep it in showing condition at all times. You never know when a potential buyer is going to want to see the home. Buyers like instant gratification and do not like to wait. Allow the home to be seen quickly upon request.

Make low cost upgrades that will appeal to buyers. Master bathrooms are a must have. Buyers are looking for upgraded suites and kitchens. If your tile is dated in either of these rooms, consider replacing these before showing the home. Make sure your bathrooms are squeaky clean. Lighting is definitely noticed. If you have outdated lighting in the bathrooms and kitchen, upgrade them.

A great idea is to have a professional cleaning company come in after you have done a thorough cleaning and have them polish the entire house. They can clean windows inside and out, dust fans and other areas that you may not be able to reach. The details are always noticed when selling a home. Make sure you take note and make an effort to showcase the details!
